What is a loan signing?

A loan signing is the appointment where the borrower signs the closing package for a real estate transaction — a refinance, purchase, HELOC, or reverse mortgage. The notary's job is to identify the borrower, witness the signatures that need notarization, and ensure every page is initialed and dated correctly so the package returns to escrow without errors.

It's a deceptively complex job. A typical refinance package runs 100 to 150 pages. A single missed initial, wrong date, or mis-stamped notarial certificate can delay funding by days and trigger a re-sign. Title companies, escrow officers, and signing services choose their notaries carefully.

How it works

  1. Receive the package. Email the docs at least 2 hours before the signing — sooner is better. We'll print, prepare, and review for completeness.
  2. Confirm with the borrower. We contact the borrower directly to confirm time, location, and ID requirements.
  3. Conduct the signing. Identification verified, signatures witnessed, every page checked. Typical refi takes 30–45 minutes.
  4. Drop and confirm. Package shipped same day with tracking sent to escrow.

We're set up for direct hire. We accept assignments via email, phone, or your signing service of choice. We invoice on net-15 terms (or per your standard) and provide a confirmation email plus shipping tracking on every signing.

Common borrower questions, answered

What ID do I need?

A current driver's license or U.S. passport is the simplest. State IDs and military IDs work too. The name on your ID must match the loan documents — if it doesn't, contact your loan officer before the signing.

Do I need to bring anything?

Just your ID and a working pen (we'll bring extras). If your spouse is on the loan, they need to be present and have ID too.

How long does it take?

Refinance: 30–45 minutes. Purchase: 45–60 minutes. Reverse mortgage: 60+ minutes.

Can the signing be at my office?

Absolutely. Home, office, hospital, escrow office — wherever works. Just confirm the location when scheduling.
